ARCHITECTURAL PROJECTS

The Architecture project is made up of different successive stages of design that go from the representation of the idea to the technical planimetry suitable for building a work. These stages are three:

 

DRAFT: It is the initial stage of the design process, where the idea is represented in a tangible way. This process is creative and iterative in nature. It begins with the assignment and the programmatic definition of the needs to be solved, preliminary studies and generation of ideas. It includes for its representation from sketches, diagrams, sketches, to three-dimensional volumetry, plants and cuts, to pre-design and structural pre-dimensioning. It is adjusted according to context, topographic and normative restrictions inherent to the site. It allows estimating an approximate global cost of its construction.

PROJECT: Once the preliminary project stage has been defined, the technical approval stage begins in the organizations that apply to the case. This eminently technical stage consists of the preparation of documentation of the structural technical subsystems and installations. Plans, technical reports, spreadsheets and metric computations are elements of the graphic and written documentation that allow obtaining, on the one hand, the permit for the work and, on the other, an accurate budget for the work.  

EXECUTIVE PROJECT: Also called work plans, it refers to the stage of the project that involves all graphic and written documentation suitable for construction. At this stage, the focus is on the parts, on the constructive details of each space and on its finishes. Although, the complete project is traversed by a series of successive decisions, ranging from the expressive representation of ideas, to this technical stage, where it is defined exactly how they will be executed in their material reality, flooring, finishes, ironworks, cladding, carpentry , lighting, environmental conditioning, etc., so that the project is faithful to the idea.

PROJECT CONSULTANCY, TECHNICAL DIRECTION, AND WORKS MANAGEMENT

When the project is fully defined and approved, the execution of the works can begin. The construction stage of an architectural work requires from pre-construction to final delivery, professional supervision in different roles:

 

PROJECT CONSULTANCY: It is the monitoring of specific aspects related to the project and its variants. It consists of advising executors or clients on details, materialities, resolutions and / or changes that may arise in the construction stage.

 

TECHNICAL DIRECTION OF WORKS: The technical direction implies the continuous monitoring of the works process, tending to guarantee that it is executed in accordance with what was projected.

It consists of the monitoring and coordination of architectural works. It can also include structure and facilities.

He is in charge of the Planning, Scheduling of tasks and consequent control of deadlines. Reports and Certification of progress of each item and quality control of the works executed.

 

WORKS MANAGEMENT: Involves all tasks tending to manage, human and material resources for the execution of the works.

Selection of contractor companies, quotation, comparative analysis of offers and contracting. Control of execution of works, deadlines and qualities. Issuance of payment certificates and guarantees.

Selection of material supplier companies, comparative analysis of offers, Coordination of purchases and logistics of material deliveries.

Management reports. Advancement and Certification.

Updating of documentation as work.

HOW DO WE DO IT

OUR  PHILOSOPHY

Our work philosophy is based on the concepts of Balance and Synthesis, as structural instruments of our thinking about architecture. We focus on projecting architecture that can be built, sensitive to its environment and efficient in the use of resources.

"Thinking - Designing - Doing" continuously as the axis of our pragmatic thinking.

In the projects developed by the studio there are three concepts that inexorably go through our project process. Simplicity, Synthesis  and Exploration. To some extent, some are presented more strongly than others in each work, and we understand them as follows:

SIMPLICITY: Not only as an aesthetic expression, or a formal result, architecture can sometimes appear complex, but there must be an underlying simple order in it.

SYNTHESIS : as a result of an iterative and conscious work of summarizing the different elements of architecture, in a forceful and essential way.

EXPLORATION : Permanent search in the creative process, in order to conceive architectural solutions as responses to needs.
